We are now seeking a talented Operational Contracts & Facilities Manager to ensure our clinics remain safe, compliant, and truly patient‑centred environments.
The Operational Contracts & Facilities Manager is responsible for the ongoing management and assurance of facilities management and operational service contracts across Diaverum’s healthcare estate. The role has a strong focus on property assets, statutory compliance, service quality, and third-party contract and supplier management, ensuring facilities services support the safe, effective, and uninterrupted delivery of patient care.
The postholder provides operational oversight, governance, and performance management across multiple FM service lines, working closely with internal stakeholders and external suppliers to ensure compliance with healthcare regulations, CQC expectations, and internal standards.
🔧 Key Responsibilities
1. Property Assets Maintenance & Repairs
Manage key maintenance contracts, including PAT, HVAC, boilers, automatic doors, lifts, EICR and Gas Safety.
Ensure inspections and remedial works meet statutory, HTM, HBN and contractual requirements.
Maintain robust asset registers and audit trails.
Oversee general property maintenance, ensuring clinics remain safe, welcoming and fit for purpose.
2. Fire Safety
Lead the delivery of all fire safety services: alarms, doors, dampers, emergency lighting, equipment.
Support Fire Risk Assessment actions and remedial programmes.
Ensure full compliance with the Regulatory Reform (Fire Safety) Order and HTM 05‑01.
Provide regular fire safety assurance through Diaverum governance channels.
3. Domestic Cleaning & Hygiene
Manage contracts for daily and scheduled cleaning, deep cleaning, window services, landscaping and feminine hygiene.
Ensure all cleaning meets healthcare cleanliness standards.
Monitor audits and drive continuous quality improvement.
4. Utilities Management
Oversee water, electricity and gas contracts.
Monitor consumption, cost performance and supply resilience.
Identify opportunities for sustainability and cost optimisation.
5. Pest Control
Manage preventative and reactive pest control services, ensuring healthcare‑level compliance.
6. Keyholding & Out‑of‑Hours Access
Oversee secure keyholding and emergency access arrangements.
Ensure all processes are safe, auditable and compliant.
7. Contract & Supplier Management
Act as contract lead across all FM service lines.
Lead tendering, mobilisation, performance management and renewals.
Establish strong SLAs, KPIs and audit processes.
Manage escalations and corrective actions.
Maintain rigorous governance documentation.
8. Governance, Risk & Compliance
Maintain FM risk registers and ensure all risks are actively managed.
Ensure full compliance with CQC, H&S and building/fire regulations.
Support internal and external audits and regulatory inspections.
Review RAMs and issue hot‑works permits.
Ensure all FM activity is aligned with Diaverum’s policies, procedures and patient‑safety standards.
📞 On‑Call
Participation in our national on‑call rota is required, offering support, advice and incident response out of hours, including evenings, weekends and public holidays.

National travel required, with occasional overnight stays.
What You’ll Bring (Essential)
- Experience in FM, operational contracts or estates within a regulated environment (healthcare desirable).
- Strong supplier and contract management experience.
- Working knowledge of HTMs, HBNs and CQC expectations.
- Governance, risk and compliance expertise.
- Excellent stakeholder engagement skills.
- Ability to work independently across a national portfolio.
